When do you need:
Building Permit AND an Inspection from Building Inspector:
- To build a new dwelling and attached structures or any
structure with electricity
- To remodel a dwelling
- To make any structural change to a dwelling.
- To make major changes to any building’s mechanical systems.
(Heating, A/C, Ventilating, Electrical, Plumbing, etc.)
- To build or make changes to any structure (including Agricultural)
over 960 sq. ft.
- To build or make changes to any commercial Building
(Commercial zoning, Conditional Use Permit, and State
Permits are also required)
Zoning Permit from the Town of Theresa Land Use Administrator
- To build any new out building (over 100 sq. ft. and under 960 sq. ft.)
that does not require an inspection. [A Conditional Use Permit
is required for any building over 960 sq. ft. that is not being used
for agricultural purposes.]
No Permit is needed:
- To replace a furnace, central air conditioner, water heater or any
other major piece of equipment in a dwelling.
- To re-side, re-roof, install new replacement windows, doors, finish
interior surfaces, or install cabinetry in a dwelling.
There is a fee for Building Permits and Inspections. Those fees are on the Town
Fee Schedule. After submission of a Zoning Permit application, the Town Board
may inspect the property and determine if the plans meet the criteria of the current
Building Ordinance and Zoning Ordinance. It is the property owners’responsibility
to abide by all State, County, and Local Ordinances.
PENATIES: A permit must be obtained before work can begin. Fines for
noncompliance will be imposed. Forfeitures shall be not less than $50 or more
than $500 for each day of noncompliance.
